fence. Ti~e applicant is requesting that INs condition be deleted.

The area. northeast of thc CSX Railroad is characterized by commercial ~md industrial

Site Design:
The request property lies within an [!.merging Growth District Area. The Zoning Ordi~mt, ce
addresses, among other design m'ileria, landscaping, screening, buffers, utilities ~md access.
Any new development must contbnn to these standa-ds.
Since thc approval of the 1978 zoning, a new Zoning Ordinance has been adopted_ Uu.f. css
non~con.tbnning, any uses or new dcvciopment must conform to lhe rc(N~rcments of the
new Ordinance. The current Ordinance requires screening of outside storage re'cas_ The
screening of veh. icles awaiting repair is not required unless the vehicle is awaiting body or
engine repair.
Under certain c/rcumstances, any vehicle awaitJa~g body or engine repair must be screen.ed
from view.
CONCLUSION
Approval of this amc~ndment will requdre screening of outside storage areas in accordance with
Zoning Ordinance stm~dards.
