REQUEST
Amendment of zoning approval (Case 87SN0133) relative to signage in a Corporate Office (O-2)
Zoning District. Specifically, amendment to Condition 16 is proposed to modify the community
identification sign in compliance with ordinance standards.
Note: Conditions may be imposed or the property owner may proffer conditions.
SUMMARY
A mixed-use development including office, commercial and multi-family residential uses (known by
its location along Ridgedale Parkway) exists on the property. Condition 16 of Case 87SN0133 limits
the freestanding mixed-use community identification sign (previously referred to in the
100 square
feet in area. This sign limitation was negotiated with area property owners with consideration of the
rezoning in 1989 as the Corridor Overlay District standards of the Zoning Ordinance at that time
would have permitted a sign height of 13 feet.
The current Ordinance would permit this freestanding identification sign to be 100 square feet in
area and 20 feet tall. The proposed freestanding sign would comply with Ordinance standards. An
example of the sign that may be installed is located on page 5.

The purpose of this Addendum is to advise the Board of the action.

WATER AND WASTEWATER SYSTEMS

The Utilities Department has a 16-inch waterline located within an easement along Iron Bridge
Road in relative proximity to the proposed sign location. The drawings submitted by Timmons
appear to show this line and easement, however, neither is labeled. Assuming these lines are
what they appear to be the sign is proposed in a location that will not impact utilities. The
engineer should label these lines accordingly with their plan submittal to verify the sign location
is not in conflict with utilities.
