(7/1997) Conditions addressed architecture, buffers, screening, lighting and hours of operation. Amendment to zoning approval (Case 97SN0150) on 8.9 acres (of which subject is a part) to allow: a freestanding fast food restaurant without being part of a 01SN0149 convenience store operation; architecture compatible with the adjacent post Approved office and police precinct; reduction in numbers of parking spaces; and, (2/2004) modification to traffic density limitations and signalization requirements. Conditions also prohibited certain uses. The applicant believes this new design will improve traffic flow for the site and drive-thru operations which, during busy times, currently conflicts with accesses for adjacent properties. The property is located within an Emerging Growth District area where the Ordinance requires a 50-foot setback from West Hundred Road for parking. To accommodate the dual drive-thru and maintain adequate parking, the applicant requests approval of an 11-foot exception to the 50-foot parking setback along West Hundred Road. The Emerging Growth District standards permit a 50-foot setback along West Hundred Road with the installation of Perimeter Landscaping C. Even with the reduced parking setback along West Hundred Road, the applicant has agreed to a condition (Attachment 1) which would still require Landscaping C to be installed in accordance with Ordinance requirements in conjunction with redevelopment of the site. This landscaping will reduce visibility of the parking area. Such landscaping shall be installed in conjunction with development of the dual drive-thru, or as approved by the Planning Department during plans review.
