SUMMARY
A welding business has operated on the property since 2010. Conditional use approval for this
use was initially granted in June of 2013 (Case 13SN0514). The applicant intends to continue
operation of the business subject to the same conditions of the 2013 approval, except with no
time limitation.

The subject property is currently connected to public water and has a private septic system. It is
located within the mandatory wastewater connection area for new structures, however, no new
structures are proposed with this request. The previous case (13SN0514) which this request seeks
to renew had a condition prohibiting new structures (Condition 5), therefore, we anticipate no
impact to the utilities department.
Public wastewater is not readily available to the property, with the closest public main
approximately 2,000 linear feet north of the property.

CONDITIONS
Note: The following conditions are recommended by both the Planning Commission and
Staff.
1.Non-transferrable ownership: This conditional use approval shall be granted exclusively
to David Wayne Cridlin, and shall not be transferrable nor run with the land. (P)
2.Use: This conditional use approval shall be limited to the operation of a welding
business, incidental to a dwelling. (P)
3.Hours of Operation: Operation of the business shall be limited to Monday through
Saturday from 8:00 a.m. to 9:00 p.m. There shall be no Sunday operation. (P)
4.Expansion of Use: No new building construction shall be permitted to accommodate
this use. The use shall be confined to the accessory structures and area designated on
Exhibit A. (P)
5.Employees: Other than family members that live on the premises, no other employees
shall be permitted. No more than two (2) clients shall be permitted on the property at
any one time. (P)
6.Signage: There shall be no signs identifying the use. (P)
7.Vehicle Equipment and Parking: All vehicles and equipment in association with this use
shall be parked in the area specified on Exhibit A. No other outside storage shall be
permitted outside of this area. A six (6) foot metal panel fence shall be maintained to
screen the western boundary of the parking area for vehicles and equipment as shown
on Exhibit A. (P)
