(B-1), retail store.
ADJACENT PROPERTY: Zoned Residential (R-7), Community Business
(B-2), General Business (B-3), and General Industrial (M-2).
Residential, retail, wholesale amd manufacturing uses.
UTILITIES, SOILS, DRAINAGE AND EROSION, EASEMENTS: Public water
and sewer are available. Property lies in Falling Creek
drainage area.
PUBLIC FACILITIES:
Company Number 3.
Property is served by Bensley Fire Station,
Fire service capability is good at this time.
TRANSPORTATION AND TRAFFIC: This request will have no impact
on existing traffic.
LAND ASSESSMENT: 1979 Appraised value - $2,739,000.
GENERAL PLAN:
MUlti-family residential use.
DISCUSSION: It is the applicant's intention to convert an existing
structure that was previously used as a hardware store to an
auto parts store. Given the mix of land uses surrounding
this request and that the operation will occur in an existing
structure, approval of this request should not adversely
affect the area in general and the use should be compatible
with area land uses.
It should be noted, however, that General Business (B-3) zoning
will permit outside storage which could adversely affect the
area. Theref0re, Staff is of the opinion that the applicant
should proffer a condition which would prohibit outside storage.

STAFF RECOMMENDATION: Recommend approval subject to the
applicant proffering the following condition:
Outside storage of any materials, parts, supplies or
equipment shall not be permitted.
