the northeast line of Burgess Avenue at its northeastern term1nus, and better
known as 2600 Burgess Avenue. Tax Map 136-2 (2) Home Acres, Block 9, Lots 1,
lA, 2, and 2A (Sheet 43). The first permit was issued February 27, 1980.
The mobile home is located on property belonging to the applicants.
The Health Department reports no environmental health hazard in existence.
Staff finds there are no mobile homes located within one-quarter (1/4) mile of
this property. Homes in the general area of this request are in the $45,000
average price range.
This request, which is for seven (7) years, appears to be in character with the
neighborhood at the present time. The mobile home is located in an area
designated by the Eastern Area Land Use and Transportation Plan for
medium/medium high density residential use. Adjacent property is zoned
Agricultural (A) and Residential (R-7). Development in this area started
several years ago. However, the subdivision, which was recorded in 1940, was
never completed. Currently, the area is still rural in character.
Because of the potential for future development in this area, staff believes
that the Board should advise the applicant to look upon this request as a
temporary dwelling and, if approved, it mayor may not necessarily be renewed.
Mrs. Bridger indicates that she and her husband live in a house on the subject
property. The mobile home is occupied by their son, Frank Weaver. Therefore,
staff recommends that Standard Condition 1 be amended as noted below.
STAFF RECOMMENDS APPROVAL OF THIS REQUEST, subject to Standard Conditions 2
through 7, as listed herein, and Condition 1, as noted below.
1. The applicants shall be the owners of the mobile home. The mobile
home shall be occupied by Frank Weaver, son of the applicants, and his
immediate family only.
