Recom.mend approval for the following reasons:

subject property since 1968~
B. This request will not have an adverse impact on the character of this area.
CONDITIONS
1. The applicant shall be the owner of the manufactured home.
2. The temporary manufactured home permit shall be for the existing manufactured
home only and s.hall be granted for a period not be exceed seven (7) years from. date
of approval.
3, N.o additional permanent-type living space may be added onto this temporary
maUllfactured hOllle. This temporary Inanufactured h.om.e. shall be skirted but s11all
not be placed on a .permanent foundation~

manufactured 110me in a Residential (R-7) District The first permit was issued to Agnes Comer,
sister of Beula11 Hamlin WI10 was the property owner, in September of 1968. The applicant is the
current property owner of the subject .property~
The property is served by private well and p.ublic sewer.

The subject property is located in the Ivey Tract Subdivision \vhich was recorded in 1942 and is
zoned Residential (ROM 7)~ This re.quest lies on 2~3 acres and is located on th.e "vest line of M.eridian
Avenue, approximately 1,175 feet north of South Street. Staff observed a single family dwelling
which was built in 1946 and a temporary man.ufactured home located 011 the sllbject property. l--he
rear of th.e s.ubject property is heavily wooded which provides a vertical barrier that blocks the visual
impact of this temporary man.ufactured from adjacent properties to the west These properties are
located 011 the east line of Harro\vgate Roadw There are several manufactured hOlTIeS located in this
residential area; many of tllen1 as well as this temporary manufactured h.ome have been located in
this subdivision for over thirty (30) ye.ars~
ffhis request~ \vhich is for seven (7) years~ appears to be in. character with the neigh.borhood at the
present time~ The existing temporary manufactured home is located in an area designated by the
So.tithe-Tn and Western Area Plan for residential use~ Adjacent properties are zoned Residential (R-
7).
Ift11is was for a new manufactured home on the subject property, staff would recommend denial.
Ho\vever, since the existing temporary manufactured home 11as been parked on the subje.ct property
since 1968, staff would recomnlend approval of tllis request for seve.n (7) years, subject to the
aforeU1entioned conditions
Because of the potential for future development in this area, staff believes tllat the .Board should
advise the applicant to look upon this request as a temporary dwellin.g and if approved, it mayor may
not necessarily be renewed..
