REQUEST: Renewal of temporary Manufactured Home Permit 99SR030 1 to park a temporary
manufactured home in a Residential (R-7) District.
RECOMMENDA TION
Recommend approval for the following reasons:
A. This request is for a previously approved temporary manufactured home permit.
B. This request will not have an adverse impact on the character of this area.
CONDITIONS
1. The applicant shall be the owner and occupant of the temporary manufactured home.
2. This temporary manufactured home permit shall be granted for a period not to exceed
seven (7) years from date of approval.
3. This parcel may not be rented or leased for use as a temporary manufactured home
site nor shall this temporary manufactured home be used for rental property.
4. No additional permanent type living space may be added onto this temporary
manufactured home.
5. This temporary manufactured home must be skirted and may not be placed on a
permanent foundation.

DISCUSSION
The applicant is requesting renewal of temporary Manufactured Home Permit 99SR0301 to park a
temporary manufactured home in a Residential (R-7) District. The first permit was issued to Mr.
Moore, the applicant, on April 23, 1986.
The temporary manufactured home is located on property belonging to the applicant.
The property is served by public water and sewer.

This request, which is for seven (7) years, appears to be in character with the neighborhood at the
present time. The temporary manufactured home is located in an area designated by the Jefferson
Davis Corridor Plan for residential use. Adjacent properties are zoned Residential (R-7) and General
Business (C-5).
The subject property is located in the Bellwood Addition Subdivision which was recorded in the
1920s and is zoned Residential (R-7). This request lies on 0.44 acre. A new motel is located at 8101
Jefferson Davis Highway which is west of the subject property. Pro Street Cycles (motorcycle sales,
service and repair) and Taylors Garage (automobile) is located to the north of the subject property.
Staff notes that there are two(2) temporary manufactured homes located on the adjacent property to
the east of this property.
If this were for a new manufactured home on the subject property, staff would recommend denial.
However, since the existing temporary manufactured home has been parked on this property for
twenty (20) years (1986), staff would recommend approval of this request for seven (7) years, subject
to the aforementioned conditions.
Because of the potential for future development in this area, staff believes that the Board should
advise the applicant to look upon this request as a temporary dwelling and; if approved, it mayor
may not necessarily be renewed.
Staff recommends approval of this request for seven (7) years, subject to the conditions as noted
herein.
