MOBILE HOME REPORT
The Board of Supervisors of the County of. Chesterfield, on Wednesday January,
22, 1992, beginning at 7:00 p.m6 in the Public Meeting Room at Chesterfield
County Administration Building, Chesterfield, Virginia, will take under
consideration the granting of Mobile Home. Permits an the parcels of land
described herein.
It shall be the policy of the Board of Supervisors that approval .of a mobile-
home permit to park a mobile home on a parcel of land shall be subject.to com-
pliance with the following Sr~"n8rd Conditions:
16 The applicant shall be the owner and occupant of the mobile home.
2. No lot or parcel may be rented or leased for use as a mobile home
site, nor shall any mobile home.. be used for rental property. Only
one (1) mobile home shall be permitted. to be parked- on an individual.
lot or parcel.
3. The minimum lot size, yard setbacks.~ required front yard, and other
zoning requirements of the applicable zoning district shall. be
complied with, except that no mobile home shall be located closer
than 20 feet to any existing residence.
4. No additional permanent-type living space may be added onto a mobile
home. All mobile homes shall be, skirted- but shall not be placed on
a permanent foundation..
5. Where public (County) water and/or sewer are available, they shall
be used.
6. Upon being granted a Mobile Home Permit., the applicant shall then
obtain the necessary permits from the Office of the Building Offi-
cial. This shall be done prior to the installation or relocation of
the mobile home.
7. Any violation of the above conditions shall be grounds. for revoca-
tion of the Mobile Home Permit.

91SR0285: In Bermuda Magisterial District, HENRY ADENAIJER requests renewal. of
Mobile Home Permit 865060 to park a mobile home in a Travel Trailer Park (B-T)
District. The density of the proposal is approximately .25 units/acre. The
Comprehensive Plan designates the property for residential use of 2.51 to 4.00
units/acre and general commercial use. This property fronts the west line of
Jefferson Davis Highway, approximately 625 feet south of Forest Lake Road,. andu
is better known as 13902 Jeffe~son Davis Highway. Tax Map 133-7 (2) Mid City
Farms, Block A, Lot 12 (Sheet 41)6
The first permit. .was issued- on March 26,. 1986.
The mobile home is located on property belonging to Mr. Charles- G. Ad~n~11PT,
father of the applicant. The applicant is property manager for the travel
trailer park on this site.
The property is served by public water and septic system.
Staff finds there are two (2) mobile homes and one (1) mobile home park
located with~ one-quarter (1/4) mile of~ this property.
This request, which is for seven (7) years, appears to be in c~racter with
the neighborhood at the. present time. The mobile home is located in an. area
designated by the Chester Villaae Land Use and Transportation Plan ~ for
commercial and residential use. Adjacent property is zoned Commnnity Business
(B-2) and Agricultural (A). Development in this area, has. started and gives
the neighborhood a transitional. character. ~
Because of the present and the potential for future development in this. area.~
staff believes that the Board should advise the applicant to look upon this
request as a temporary dwelling and, if approved, it mayor may not
necessarily be renewed.
Recent Ordinance interpretation would prevent the Board from granting. this
request with current zoning.
