On January 25j 1962 the applicant mane a request for rezonin~ of the subject parcel from Agricultural (A) to General Business (C~2). Upon consideration thereofs the Board resolved that a use permit be granted to the applicant allowing the oryeration of a small grocery store in an existing building. It was further resolved that the time limit of the use permit be for two years. On October l~J 1910 the applicant a~ain came before the Board requestin~ a use permit to continue the operation of the aforementioned grocery store. At that time it was .reaol ved that a use permit for continuin~ the opera.- tion in the existin~ structure be ~ranted for a period of two years with the understandin~ that no new construction be permitted and that the permit be for the applicant's use only and t~rminate at the end of two years. In reviewing the site and general area~ Planning Staff 1s of the opinion that this exlstin~ land use represents a unique situation in so much as the applicant in operating the ~rocery store is providin~ a limited neighborhood service which is acceptable to ~rea residents. H011ever~ the operation of this business is not anpropriate ~Tlth respect to adjacent sin~le family development. The structures used to 110use the operation are in a dilapidated state and their appearance may offer a detriment to property values of both the parcel in Question and adjacent properties.
