TYLER WALTER (804-318-8893) REQUEST Rezoning from Agricultural (A) to Heavy Industrial (I-3). Notes: Conditions may be imposed or the property owners may proffer conditions. SUMMARY A split-zoned parcel zoned Agricultural (A) and Heavy Industrial (I-3) is situated at the intersection of Discovery Drive and Bermuda Hundred Road. The split zoning occurred as the result of a 1972 countywide rezoning, andsubsequent parcel divisions andrezoning. Specifically, approximately 10.5 acres of the 14.4 acre parcel is zoned Agricultural (A). The applicant proposes rezoning of the 10.5 acres zoned Agricultural (A) to I-3 in order to fully develop this parcel for industrial purposes. Approved (02/1973) Proposal Rezoning of 10.5 acres of a 14.4 acre parcel from Agricultural (A) to Heavy Industrial (I-3) is proposed. This rezoning would result in the entire parcel being zoned I-3. The Comprehensive Plan suggests the property is appropriate for moderate to intense manufacturing uses. The proposed rezoning complies with the Plan recommendation for Industrial land use. Staff supports this rezoning request. COUNTY TRANSPORTATION Staff Contact: Steve Adams (804-748-1037) adamst@chesterfield.gov The Comprehensive Plan, which includes the Thoroughfare Plan, identifies county-wide transportation needs that are expected to mitigate traffic impacts of future growth. This request will not limit development to a specific land use; therefore, it is difficult to anticipate traffic generation. Based on light industrial trip rates for 10.5 acres, the development could generate approximately 380 average daily trips (ADT). Traffic generated by development of the property will be initially distributed via Discovery Road to Bermuda Hundred Road, which had a 2018 traffic count of 2,100 vehicles per day. Staff supports the request. FIRE AND EMERGENCY MEDICAL SERVICES StaffContact: Anthony Batten (804-717-6167) battena@chesterfield.gov When the property is developed, the number of hydrants, quantity of water needed for fire protection, and access requirements will be evaluated during the plans review process.
