Only one sign shall be permitted on the I-1 property. Such sign shall be a
building-mounted, internally-illuminated sign which conforms in. all
respects to Article 8 (Signs) of the Chesterf,ield County Zoning Ordinance..

recommendation. by the Pl~nn;ne. Commissiant. approved, rezoning, from,

90SN0244).. With the approval. of Case 90SN0244., the Board accepted:. a- number
of proffered conditions.

The request, property has been developed as part of the Huguenot-Robious
Mini-Storage complex~ with, access. to Robious Read through. that. portion of
the complex zoned Light Industrial. (M -1 ), located to the west.
Sign Desi~:
With the approval. of zoning. far' the. ori.ginal. Huguenot.~Robious Mini-Storage
complex, signage (the' }1-1 property. to the west), was restricted to one (1)
freestanding sign,. not to exceed, twenty-five (25) square feet in area and a
height of five, (5) fee.t. Subsequent to zoning-, the. frees.tanding sign was
erecte.d at the intersection. of "West Huguenot and Robiaus. Roads; however,. no
building-mounted signs have ever been erected. along. West Huguenot. R.oad..
With the: approval of the current request,. a sixty -f our ( 64) square foot
building-mounted- sign would be permitted along. that p.ortian of the subject
property zoned Light Industrial (1-1). The sign design. and colors would
substantially conform. to the ex.is.ting, f.reestanding sign. located. an the

Conclusions:
The sign. requirements of the Zoning Ordinance for Light Industrial (I-i)
Districts, ensure. that, any signs. erected on. the. property are of. high quality
and further discourage excess signage and sign proliferation. The
requested amendment not only conforms. to the requirements for signs in
Emerging Growth District areas, but exceeds. those. requirements. In

addition, since approval. of Case 90SN0244, properties along this portion of
West Huguenot Roadt in the vicinity of Robious Road.. have been developing
for commercial uses. Approval of' this request would allow identif:ication
of an existing commerciAl use, f rom West Huguenot. Road s ; mi. 1 ;:t"t" to other
commercial uses in the area. Given these considerations., approval of this
request' is recommended.

Planning Commission Meeting (2/18/92):
Originally. the applicant. had requested that Proffered Condition- 5 of Case
90SN0244 be deleted, thereby allowing signs to. conform to Emerging Growth
District standards. Staff had recommended. approval. of deleting the

There was opposition present. Concern was expressed relative to sign
proliferation, the exact size of the sign and sign lighting...
Mr. Easter indicated.. that he was satisfied wi.th. the Zoning Qrdinance
standards for signs in Emerging Growth District- areas'.
The applicant agreed. to submit. a- proffered. condition in an a.ttempt to
address neighborhood concerns pr,ior' to the Boarcl a.f. Supervisors..' meetin~
Messrs. Marsh and Gulley indicated that, they were satisfied- that' such- a
proffer would be submitted. prior to the Boar~'s p~blic hearing.
