GENERAL LOCATION: W~st side of Turner Road, south of the intersection
of Turner and Route 60.
ACREAGE (SUBJECT PARCEL): Approximately 1/2 acre.
EXISTING ZONING: Agricultural (A).
EXISTING LAND USE (SUBJECT PARCEL): A one story cinder block dwelling,
and storage shed.
ADJACENT AND AREA ZONING AND LAND USE: Adjacent property to the north,
northwest, and northeast is zoned for General Business (B-3). Property
to the west is zoned Agricultural (A). The majority of adjacent
property is either developed or being developed for commercial purposes,
with the exception of the property to the south and southeast, which is
occupied by single family dwellings.
UTILITIES: Public water, and sewer is available and should be used
in further development of the parcel.
PUBLIC FACILITIES: Development of the parcel in question for commercial
use would in itself not add markedly to the impact on existing future
area public facilities.
TRANSPORTATION AND TRAFFIC: At present, the right-of-way allignment
and pavement width along Turner Road is not sufficient to handle
increased volumes of traffic generated by area commercial develop-
ment. The rezoning of this parcel will add still another commercial
access on Turner Road.
GENERAL PLAN: Commercial development of the area encompassing the
parcel in question.
STAFF ANALYSIS AND RECOMMENDATIONS: The parcel in question is for the
most part, surrounded by commercial zoning and development, and it is
right to assume that commepcial use of this parcel is acceptable. The
applicant has indicated that it is the intention to convert the
exi~ting single family dwelling for use as an office building. Such
a use could be accomplished under the Convenience Business (B-1) zone,
instead of the requested Community Business (B-2), particular attention

should be paid to the driveway and parking area site plan. Since the
set back from the existing dwelling to the property line is only 66
feet, Staff believes that the required off-street parking should be
provided behind the existing dwelling.
