GENERAL LOCATION: South line of Route 360, southeast of the intersection
of Route 360 and Pocoshock Boulevard.
ACREAGE (SUBJECT PARCEL): 5.9 acres.
EXISTING ZONING: Agricultural (A).
EXISTING LAND USE (SUBJECT PARCEL): Vacant and wooded.
ADJACENT AND AREA ZONING, AND LAND USE: All adjacent property is zoned
Agricultural (A), with the exception of that to the north and north-
west which is zoned Light Industrial (M-l). Property to the south
across Pocoshock Creek remains vacant and wooded. Property to the
east is occupied by Manchester High School. Property to the north
and northwest will be developed as would be the parcel,in question
for an Office-Warehouse Park.
UTILITIES: Development of this property will necessitate the use of
public water and sewer.
DRAINAGE AND EROSION: Certain drainage and flood problems should be
considered with necessary drainage and erosion control measures be-
ing provided to eliminate siltation of Pocoshock Creek.
GENERAL PLAN: Single family residential development for the area
encompassing the parcel in question.
STAFF ANALYSIS AND RECOMMENDATIONS: On February 27, .1974, the Board of
Supervisors, approved a request by Lloyd C. Journigan, Jr. for rezon-
ing from Agricultural (A) to Light Industrial (M-I) and a Conditional
Use for Planned Development of property which is adjacent and to the
north and northwest from the parcel in question. The 5.9 acres con-
sidered in the current application will be developed as part of the
Office-Warehouse project approved February 27, 1974. The current
request is in keeping with the previous request.

6. No outside storage of raw materials, finished goods, materials,
supplies, equipment or tools shall be permitted.
7. The site plan submitted by the developer with this application shall
constitute his Master Plan. Approval of the Conditional Use for
