ADJACENT AND AREA ZONING AND LAND USE: Adjacent property to the west
is zoned Residential (R-15), while property to the east is zoned
Residential (R-7). Property to the north is zoned Residential (R-40))
and Convenience Business (B-1). The majority of adjacent property
has been developed for residential purposes, with the exception of
property which remains vacant and undeveloped. The parcel zoned
B-1 is occupied by a neighborhood grocery.
UTILITIES, SOIL PROFILE, DRAINAGE AND EROSION, REQUIRED OFF-SITE
EASEMENTS: Information not available at the time of this writing.
PUBLIC FACILITIES: The granting of this Condition Use will have no
adverse impact on existing or planned area public facilities.
TRANSPORTATION AND TRAFFIC: It is expected that the Conditional Use
requested should not significantly alter existing or future area
traffic patterns or induce traffic.
GENERAL PLAN: Public and semi/public use for the area encompassing
the parcel in ques~ion.
STAFF ANALYSIS AND RECOMMENDATIONS: Upon review of the application

EXPLANATION:
ACCESS- More than adequate means of ingress and egress
exist; the Club currently has a two-way median divided
entrance from Robious Road; Robious Road is currently
being widened and, therefore, should have no trouble
handling the anticipated traffic load.
PARKING- The Club has 350 + spaces available for parking
by members and the public alike; because maximum Club
member parking occurs during daylight hours (9- 00 a. m. -
7' 00 p. m.) and maximum public parking is expected for
evening hours (7.00 p.m. - 1l~00 p.m.), no conflict
is expected; present Club parking load for an average
summer day (period of heaviest use) is approximately
150 cars at anyone time; anticipated maximum volume
for public use of the resturant is 300 people at 2 per
auto, or 150 spaces needed at any given time.
