APPLICANT: Chesterfield Indoor Tennis Club.
REQUEST: Amendment to a oreviouslv granted Conditional Use (#73S147), which
---~li11 allow the erection of an 8 foot by 12 foot business si~n.
GENERAL LOCATION: East line of Route 10 at the entrance road to Chester-
field Indoor Tennis Club.
ACREAGE (SUBJECT PARCEL): Approximately 3 acres (Club facility site).
EXISTING ZONING: Agricultural (A).
EXISTING LAND USE (SUBJECT PARCEL): Indoor Tennis Club buildin~, and
parIcing area:-
ADJACENT AND AREA ZONING AND LAND USE: All adjacent property is zoned
Agricultural ( A), and remains either vacant and ~^",ooded, or occupied
by single family dwellings.
TRANSPORTATION AND TRAFFIC: The existin~ advertising sign, is located
so as-not to obstruct sight distance for vehicles exiting the parcel
onto Route 10.
GENERAL PLAN: Single family residential development of the area encompassing
the parcel in question.
STAFF ANALYSIS AND RECOMMENDATIONS: On December 12, 1973, the Board of
Supervisors on recommendation of the Planning Commission approved an
initial request by Chesterfield Indoor Tennis Cl)lb to allow the construc-
tion and operation of an indoor tennis facility. At the time this request
was made, the applicant indicated to Plannin~ Staff that there would be
no need for an advertising sign, since patronage of the club would be soli-
cited by word of mouth. This being the case, no sign requirement was made
as part of the Conditional Use approval.
However, Chesterfield Indoor Tennis Club has anparently seen the need
for an identification and advertising sign since such a sign has been
erected at the entrance to the club facility. This sign is 12 feet by
8 feet in size, and is painted blue with ba1ck letters. The sign also
depicts a figure playing tennis.
Staff is of the opinion that one sign, which is not luminous on Route 10,
(such as the sign in question) is of no objection or consequence. However,
future development of the Route 10 corridor should take into consideration
special limitations with regard to sign control.

C.P.C. 11 19 74: Approval subject to the following conditions:
1. The existing sign (shown in the Staff photo dated November 4, 1974)
shall be the only sign permitted on the parcel.
2. This sign shall be non-luminous.
3. The sign shall be periodically maintained and freshly painted to pre-
serve its existing appearance. At such time as the 'rennis facility
should fail to be in operation for a period greater than 90 days,
this sign shall be removed.
4. The sign may be kept for three (3) years at which. time it shall be
replaced with a conforming sign.
