vehicles in Deer Run Village Shopping Center,
PROPOSED LAND USE:
A motor vehicle repair facility is planned. However, other uses, as permitted
with Cases S~S03~ and $SSN~03$, would be allowed with the approval of this
request.
PLANNING COMMISSION RECOMMENDATION
RECOMMEND APPROVAL SUBJECT TO THE CONDITION ON PAGE 2.
STAFF RECOMMENDATION
Recommend approval for the following reasons:
A. The proposed land use conforms to the Upper Swift Cre~~ Land Use Plan, which
designates the property for community mixed use uses.
B. The proposed land use is representative of, and compatible with, existing and
anticipated area commercial development.

There is an existing twenty-four ~Z4} inch water main that fronts the request site along
North Spring Run Road. The use of the public water system is required by conditions
of coning Case 8$SN~~3$}. Results of a computer simulated flow test indicate that
sufficient flow and pressure should be available to meet domestic and fire protection
demands of the proposed use. Fire flow requirements are established and coordinated
through Fire Administration.
public wastewater System
There is an existing eight ~8} inch wastewater line located approximately one lSa feet
southeast of the southernmost property corner of the request site, In addition, there is
an existing S" wastewater line located approximately two hundred ~~~~} feet northeast
of the easternmost property corner of the request site, The use of the public wastewater
system is required by conditions of coning Case $8SND~38}. The results of a computer
simulated hydraulic analysis indicate that suff cient capacity should be available ~to
accommodate the domestic waste flows generated by the proposed use:
Environmental:

Site drains to the southeast through Deer Run pillage Shopping Center BMP site,
continuing through a storm sewer in Antler Ridge 5ubdiv~sion before entering a tributary
to Swift Creek. There are no existing or anticipated vn- ar off site drainage or erosion
problems.
Fire Service:
Clover dill Fire Station, Company #7. Dependent an present location, fire hydrants may
be required.
Trans ortatian:
The proposed use gill have a minimal irr~pact on the transportation network,
