REQUEST: A mobile home permit to park a mobile home in a Residential (R-7) District.
RECOMMENDATION
Recommend denial for the following reasons:
A. This Mobile Home which does not meet traditional single family dwelling design
standards may have an adverse impact on the character of this residential
neighborhood.
B. The Mobile Home may discourage maintenance and upkeep of single family homes
within the surrounding area.

666-0589 (Sheet 18).

DISCUSSION

The applicants are requesting a mobile home permit to park a mobile home in a Residential (R-7)
District.
The mobile home is located on property belonging to the applicants.
The subject property is served by public water and sewer.
Staff finds there are four (4) mobile homes located within one-quarter (1/4) mile of this property.
Staff visited the subject property and observed it was unimproved. Staffalso noted there were four
(4) new single family dwellings located to the southeast of the subject property on General
Boulevard.
Given the number of existing mobile homes in the area, staff believes that the following criteria
should be met in order for the mobile home to be compatible with traditional single family
dwellings:

minimum 5/12 roof pitch;
placed on a permanent foundation with masonry skirting;
must be multi-sectional;
placed on an individual lot.
On November 6, 2001, staff contacted the applicants who agree to construct a 5/12 roof pitch on the
mobile home and place it on a permanent foundation with masonry skirting in order to make it more
compatible with the existing and new homes in the area. He also indicated that the mobile home was
a single wide and he could not meet the multi-sectional requirement. Also, staff notes that this
request will be located on an individual lot.
This request, which is for seven (7) years, is located in an area designated by the Jefferson Davis
Corridor Plan for residential use of 2.51 - 4 units per acre. Adjacent properties are zoned Residential
(R-7). Development in this area gives the neighborhood a stable residential character.
If the Board grants this request, it will be for a limited time period. Upon expiration of the permit,
the applicants may request a renewal of the permit or may remove the mobile home from the
property.
Our policy, generally, is to oppose new mobile homes in Residential (R-7) Districts. Staff believes
that it may have an adverse impact on the character of the residential neighborhood since it does not
meet traditional single family dwelling design standards. Also, the mobile home may discourage
homeowners from performing needed maintenance and upkeep of their property in the surrounding
area.
STAFF RECOMMENDS DENIAL OF THIS REQUEST.
However, if this request is approved, the Board should impose the following conditions:
CONDITIONS
1. The applicants shall be the owners and occupants of the mobile home.
Mobile home permit shall be granted for a period not to exceed seven (7) years from
date of approval.
No lot or parcel may be rented or leased for use as a mobile home site nor shall any
mobile home be used for rental property.
4. No additional permanent-type living space may be added onto a mobile home.
5. The mobile home shall have a minimum 5/12 roof pitch.
