Griffith Please be advised that I represent Dr. Joseph D. Griffith and wife in the above application for zoning their property at 800 East Belt Boulevard. Their application is for C-2 zoning. For a number of years Dr. Griffith has lived on subject property and has operated his dental offices there. This operation is permitted. Dr. Griffith has constructed an addition on his home to provide his office space. This addition was tastefully constructed and he has an adequate paved driveway. I furnish herewith a photograph of Dr. Griffith's property. Due to a technicality it is necessary to apply for local business zoning to enable Dr. Griffith to continue to practice his profession in his present offices and to reside elsewhere. Although the request is for C-$ zoning Dr. Griffith proposes that the application be granted only subject to the restriction that the premises be used for residential and dental offices and to further restrict the use of dental offices to Dr. Griffith personally. In effect his request is for a Use Permit. Dr. Griffith further requests that a stipulation on the zoning be placed so that subject property will revert back to residential zoning din the event of its sale or transfer to another owner. The above restrictions will be proposed by the applicant when this matter is heard before the Board of Supervisors. I submit herewith a petition signed by a number of residents or owners of property in the neighborhood. I also submit a map of the area on which their property is colored green. Williams, from Agriculture to General Business C-2. I, Frank Orrell, Jr., being an adjacent property owner would request additional information con- cerning the use of the C-2 zoning. I would like to state also that I am against this case of spot zoning in the middle of an Agricultural area, first, because my property adjoins 71illiam's land by it's whole depth of 2460 ft. on the west side, and having built my home here first, do not want this business area for a next door neighbor. Furthermore, Mr. ;?/illiams now operates a Power saw Repair Shop on a Use Permit on a portion of this same tract. I feel the privileges of this use permit have been abused and I shudder to think what will take place if this tract is rezoned. Upon examination of the amendment for rezoning, I find these specific business ventures, boat rental, gas and oil sales, boat launch ramp, boat stall rental. In my opinion these activities center around a waterfront location, certainly no more than several acres. According to the dimensions submiLted in the rezoning amendment the area for rezoning exceeds 24 acres. 'Nhy? Upon further examination of the submitted map showing area for rezoning, the new road location does not appear to tie in :with the present route. 'Nhy? In my opion activities associated with sports, boating, fishing, etc., the problem of refreshments comes up. If the above request for re- zoning is granted I feel that it will only be a short time before an application to the ABC Board will be forthcoming. I am firmly against anything pertaining to alcholic drink being bought or sold especially next door to my property. I realize that if the rezoning request is approved, it will be a source of revenue for the County and that Mr. Williams pays a great deal more in taxes than I do, but I feel that it will not present a hardship upon Mr. Williams if this request is denied. Therefore, in the best interest of my family and myself I ask that the request be denied. Thanking you Mr. F; J. Foster) to business property on Route 621 (Winterpock Road) for the purpose of building a real estate office. Although my property does not actually adjoin Mr. Foster's, as shown on attached sketch, it would only be approximately 230 feet from the proposed real estate office. With only the small strip of cleared land of Mr. Murrell (adjoining property owner) and the few trees on my land separating my home and the proposed business, it would be in view of my home. I have approximately $3,900 invested in my land and $28,000 in my home (which was built in 1967). I am strongly opposed to this re -zoning as it would tend to degrade the value of my home. Also, when one business is established in this area, then it paves the way for other such businesses. With the beautiful open country in this area, I believe in the future it has much possibility of be- coming a very nice residential section of Chesterfield County. If a business is allowed to be established here, it would lessen the appeal of this area to home builders. Please try to understand my feeling on this matter and consider my letter of protest in making a decision on the establishment of the real estate office. Yours very truly, Mason M. Bowman Zona F. MG QA Chesterfield Courthouse Chesterfield„ Va. 23832 Ref: Your letter of 3/4Z68_.Case_N2- 68-27C I object to this rezoning at the present time for the following reasons: I- Chester•'Builders' application.with layout by George Whitman Jr._ is still pending - see case No. 67-93C. Also see my reply of I2/I2/67. 2- The Vaughan parcel is adjacent to the Chester Builders parcel and,so far, neither of these parties has been willing to submit their plans for my examination. 3- I have neither the time nor the inclination to travel from New Jersey to the Courthouse just to study these plans. Both parties are,; or should be,aware of my position. 4- There is a curve in South Chester Road adjacent to these parcels. This curve should be corrected at the time of devel- opment. For details see your Section.132 map. 5- The road layouts in the general area are very poor,,especially at the intersection of rout 144 and 619,;together with the intersection of routes 619,. 616 and 786. A new road,intersect- ing 619 in a curve and on a grade between.144 and 6I6, will r 'hardly improve the situation. 6- The property lines shown on Section 132 map are not representation. of the true lines and Hollis Road in Hills does not now have an outlet. The road layout i entire area should be thoroughly reviewed before any development takes place. Yours truly, L.S.Grant,J, 1 CC. Mrs. L.S.Grant Mr. William Grant Mr. R.H.Pelican Mr. P.E.Vaughan.
