This property is located in a semi -rural quiet residential neighbor- hood. It is our belief that if Boxes to Size is allowed to build a factory in the area, it will cause a traffic problem and endanger the lives of our children and anyone traveling Kingsland Road, since the road is too narrow to negotiate large trucks. We believe the increase in traffic and use of large trucks, which are certainly associated with industry, would be a constant problem and danger. Should this factory be built in our neighborhood, it is our belief that other factories or business establishments will follow and we do not believe that residential areas and industry can mix success- fully. We believe Chesterfield County has ample room for industry without ruining residential areas. Chesterfield County is growing at a rapid rate and we believe the county should keep ample resi- dential areas for future citizens and keep ample industrial areas for industry. CRESTERFIfLD CDUNTY VIRGINIA TELEPHONE 643.2154 February 7, 1968 Mr. Howard Mayo County Planner County of Chesterfield Chesterfield, Virginia 23832 Dear Mr. Mayo: Regarding the application of Boxes to Size, Inc, on the site at Kingsland Road and the S.C.L. Railroad., I would be obliged if you would place in the file the following information which I secured from the Department of Highways: The latest traffic count (base -1966) reveals the traffic count from Route 637 (Hopkins Road) to Route 1620 (Darcey Road), a. distance of one mile, to be only 569 vehicles per 24 hours; from Route 1620 (Darcey) to Route 145 as it enters U.S. 1 and 301, a distance of 0.47 miles, to be 790 vehicles per 24 hours. Obviously, both sections are relatively lightly travelled roads. Boxes to Size, Inc, average truck use is 10 -trucks daily with only half being tractor-trailor type. This would represent less than 2% of the light traffic and accordingly be hardly noticable. Further, I was shown the 1965 Master Plan for Secondary Roads in Chesterfield. On the plan I was shown, Kingsland. Road was set up for a widening, straightening, draining, and retreating from Route 10 to Route 145 in the amount of $58,000 for the years 1968 to 1970. However, due to money, this has been deferred as evidenced by a copy of a letter enclosed from the Resident Engi- neer. However, my point is that this road is slated for improve- ment and in my opinion should ease opposition and or objection accorded to Kingsland Road. Howard A. Mayo, Jr. County Planner Chesterfield Courthouse Chesterfield, Virginia 23832 Dear Sir; In reference to case number 68-90, it is my opinion that the rezoning of that property requested by Dr. Julian C. My wife and I agree that the proposed Medical building which Dr. Metts has in mind would be of great benefit to the entire neighborhood. Sincerely your Philip C. Mayo, Jr. County Planner Chesterfield Couthouse Chesterfield, Virginia 23832 Subject: Case No. 68OC Dear Mr, Mayo: The subject case concerns the rezoning from Residential -1 to Local Business (C-1) on a parcel of land on Forest Hill Avenue being 310 feet west of Windsor View Drive, reference Section 11-3 (7) B1ock.A, Lots 4 and 5. As a property owner with land directly adjoining the above- mentioned lots, I am not in favor of rezoning this property to My wife and I feel that any zoning other than Residential -1 would be a definite devaluation of our adjoining property. We feel that any rezoning of the Windsor View Sub -development from its present Residential -1 Zoning would, in general, affect the entire Windsor View Subdivision with a general devaluation of all property concerned. Therefore, because of our concern for our own property value as well as the general property values throughout the Windsor View Subdivision, we disapprove of the rezoning to C-1.
