REQUEST: Renewal of Mobile Home Permit 92SN0161 to park a mobile home in a Residential
(R-7) District.
RECOMMENDATION
Recommend approval for the following reasons:
A. This request will not have an adverse impact on the character of this residential
neighborhood.
B. This request conforms to the existing area residential development.
CONDITIONS
1. The applicants shall be the owners and occupants of the mobile home.
2. Mobile Home permit shall be granted for a period not to exceed seven (7) years
from date of approval.
3. No lot or parcel may be rented or leased for use as a mobile home site, nor shall
any mobile home be used for rental property.

No additional permanent-type living space may be added onto a mobile home. All
mobile homes shall be skirted but shall not be placed on a permanent foundation.

DISCUSSION
The applicants are requesting renewal of Mobile Home Permit 92SN0161 to park a mobile home
in a Residential (R-7) District. The fh'st permit was issued on October 28, 1992. However, others
have parked a mobile home on this property since May 3, 1961.

The mobile home is located on property belonging to the applicants.
The subject property is served by public water and a private septic system. The Health
Department reports no environmental health hazard in existence.
Staff finds there are five (5) mobile homes located within one-quarter (1/4) mile of this property.
Staff visited the subject property and observed it was well maintained. Staff also noted the rear
of the lot was heavily wooded.
This request, which is for seven (7) years is located ~n an area designated by the Jefferson Davis
Corridor Plan for residential use of 2.51 - 4 units per acre. Adjacent properties are zoned
Residential (R-7). Development in this area gives the neighborhood a stable residential character.
If a mobile home had not been on the subject property since the early 1960s, staff would
recommend denial of the permit because the use is incompatible with existing permanent single
family dwellings.
If the Board grants this request, it will be for a limited time period. Upon expiration of the
permit, the applicants may request a renewal of the permit or may remove the mobile home from
the property.
Staff recommends approval of this request, subject to aforementioned conditions.
