LEWIS requests renewal of Mobile Home Permit 88SR0088 to park a mobile home in a Residential (R-7) District and amendment of zoning district map. The density of this proposal is approximately 1.02 units per acre. The Comprehensive Plan suggests the property is appropriate for light industrial use. This property fronts the north line of Willis Road, approximately 270 feet east of Germont Avenue and is better known as 1800 Willis Read. GPIN 797-672-0743 (Sheet 23). The first permit was issued in March 1974. The mobile home is located on property belonging to Dorothy E. Cranor. The property is served by private well and septic system. The Health Department reports no environmental health hazard. Staff f'mds there is one (1) mobile home located within one-quarter (1/4) mile of this property. This request, which is for seven (7) years, appears to be in character with the neighborhood at the present time. The mobile home is located in an area designated by the Jefferson Davis Corridor Plan for light industrial use. Adjacent property is zoned General Business District (C-5), Light Industrial District (I-1) and Residential 0~-7). This area is characterized by a mix of commercial, industrial and residential uses. This area is in transition from residential to commercial and industrial use. If this were a new request, staff would recommend denial because the use is incompatible with existing land use. If the Board grants this request, it will be for a limited time period. Upon expiration of the permit, the applicant may request a renewal of the permit or may remove the mobile home from the property. STAFF RECOMMENDS APPROVAL OF THIS REQUEST FOR SEVEN (7) YEARS, subject to Conditions 1 through 7, as noted herein. 2 MHR/MAY27Z ---Z-Z-Z------ ' ------ --' ...... --- -- --- ...... _-_-_ _ _ _-_- - _ _ _- ............... -Z-Z- A copy of this application is on file at the Planning Department, Development Review Division, Chesterfield County Administration Building, Room 203, Chesterfield, Virginia, for public examination between the hours of 8:30 a.m. and 5:00 p.m. of each regular business day.
