RE VEST: Renewal of Manufactured Home Permit OOSR0285 to park a manufactured home
in a Residential (R-7) District.
RECOMMENDATION
Recommend approval for the following reasons:
A. This request is for renewal of a previously approved manufactured home permit.
B. This request will not have an adverse impact on the character of this residential
area.
CONDITIONS
1. The applicant shall be the owner and occupant of the manufactured home. (P)
2. Manufactured home permit shall be granted for a period not to exceed seven (7)
years from date of approval. (P)
3. No lot or parcel may be rented or leased for use as a manufactured home site nor
shall any manufactured home be used for rental property. (P)
4. No additional permanent-type living space, other than the existing addition, may
be added onto this manufactured home. The use of the existing addition to this
manufactured home may be continued during the renewal period; however, such
addition may not be enlarged, extended, reconstructed, substituted, or structurally

The applicant is requesting renewal of Manufactured Home Permit OOSR0285 to park a
manufactured home in a Residential (R-7) District. The first permit was issued to the applicant
on August 24,1983.
The manufactured home is located on property belonging to the applicant and his wife, Karen S.
Morgan.

This request, which is for seven (7) years, is in character with this neighborhood at the present
time. This manufactured home is located within the boundaries of the Jefferson Davis Corridor
Plan which suggests that the property is appropriate for residential use of 2.51 to 4.0 units per
acre. This is a residential use with a density of 3.33 units per acre which meets the Plan
designation.
The subject property is located off the west line of Brightwood Avenue approximately 120 feet
south of Velda Road in the Central Park Subdivision and consists of 0.3 acre. New development
of single-family dwellings is occurring in the neighborhood and directly across the street from
the subj ect property.
On August 2, 2000, the Board of Zoning Appeals approved two (2) Variances for setback
requirements fora 28' X 16' addition which was constructed in November of 1996. On June 20,
2000, the Board of Supervisors approved the applicant's request to renew his manufactured
home permit and amended Condition 4 to allow for the existing addition to remain.
If this was a new request, staff would recommend denial; however, since a manufactured home
has been parked on the subject property for twenty-five (25) years, and it does not have an
adverse impact on this residential area, staff recommends approval of this request for seven (7)
years subj ect to conditions 1 through 4 as noted herein.
