PROPOSED LAND USE: A dentist's office has been developed on the property. The applicant is requesting to have signs conform to current Ordinance standards. Existin.~ Zoning: C-2 with Conditional Use Planned Development Size: 0.5 acres Existin Land Use: Office Adjacent Zoning and Land Use: North and West - 0-2 with Conditional Use Planned Development; Multifamily residential South and East - C-2 with Conditional Use Planned Development; Office UTILITIES; ENVIRONMENTAL; AND PUBLIC FACILITIES This amendment will have no impact on these facilities. T AI~TTI T TCF Comprehensive Plan: Lies within the boundaries of the Northern Area Plan which suggests the property is appropriate for office use. Area Development Trends: Property to the north is occupied by multifamily residential uses as part of the Bellgrade mixed use development. Properties to the south, east and west are occupied by office uses. Office use is expected to continue in this area as suggested by the Plan. Zonin Hg istory: On May 27, 1987, the Board of Supervisors, upon a favorable recommendation from the Planning Commission, approved rezoning with Conditional Use Planned Development 2 08SN0204 JUN25-BOS-RPT (Case 865092) on the request property and adjacent property to the south, east and west. A nursing home and office/commercial complex was planned. With approval of Case 865092, conditions were imposed which, among other things, addressed sign standards for the development. Suns: Signs for this site are currently regulated by a condition of Case 865092 which require that signs comply with "Special Sign District" standards, and does not allow a freestanding sign for this site. The applicant has requested that this condition be deleted so as to allow signage to comply with current Zoning Ordinance requirements. The site is an office building within a nonresidential community. Currently, the Ordinance would permit this site one (1) freestanding sign not to exceed an area ofthirty-two (32) square feet and a height of eight (8) feet. Other allowable signage would be as regulated by the current Ordinance as well. CONCLUSION Deletion of this condition would allow signage to conform to current Zoning Ordinance standards. Given these considerations, approval of this request is recommended. CASE HISTORY Planning Commission Meeting (5/20/08): The applicant accepted the recommendation. There was no opposition present. On motion of Mr. Waller, seconded by Mr. Bass, the Commission recommended approval. AYES: Messrs. Gulley, Bass, Brown, Hassen and Waller.
