EXISTING LAND USE (SUBJECT PARCEL): This lot is vacant and wooded.
ADJACENT AND AREA~ ZONING AND LAND USE: AdaJcent property is zoned
Agricultural (A) and is either vacant and wooded or occupied by a
single family dwelling,~
UTILITIES: The Health Department reports this lot is suitable for
installation of a septic tank and drainfield system, and an.
imdividual well.
DRAINAGE AND EROSION: This request will have no effect on off-site
drainage or land erosion.
TRANSPORTATION AND TRAFFIC: This request will not effect the present
traffic pattern in this area.
GENERAL PLAN: The General Plan indicates that this lot lies in an
area designated for single family residential use.
STAFF ANALYSIS AND RECOMMENDATION: Staff notes that on August 14, 1974
t~e Bo~ of Supervisors denied a request for a Variance on Parcel
135-16 (1) Parcel 2-1 (see attached map). This request was denied
because the properties in the general area where large and deep with
no access to a public road. The Board suggested that the applicant
(R.. Maxwell) contact adjacent property owners and present a tenta-
tive plan and obtain Planning Commission approval for subdivision.
To date, the Boards request has not been acted on.
The property of Mr. Walters lies between the above described proper-
ties and the closest public road, Point of Rocks Road. In this case,
as with Mr. Maxwell, because of the large number of land locked
parcels north of Mr. Walters property, Staff believes that planning
for lot and road layout for future development in this area must
be addressed at this time.
