Walters <br /> <br />REQUEST: A l0 foot 6 inch Variance to the requirement that no lot shall <br /> be used in whole or in part for dwelling purposes unless such lot <br /> ~buts for at least fifty (50) feet upon a public street. <br /> <br />PROPOSED USE: The applicant plans to build a dwelling on this parcel. <br /> <br />TAX MAP IDENTIFICATION: Bermuda Magisterial District; Lot 11, Rivermont <br /> Annex. ("Sheet 42). <br /> <br />GENERAL LOCATION: This lot fronts along the north line of Point of Rocks <br /> Road and is located 1300 feet west of its intersection with Spruce <br /> Avenue. <br /> <br />ACREAGE (SUBJECT PARCEL): 3.48 acres <br /> <br />EXISTING ZONING: Agricultural (A) <br /> <br />EXISTING LAND USE (SUBJECT PARCEL): This lot is vacant and wooded. <br /> <br />ADJACENT AND AREA~ ZONING AND LAND USE: AdaJcent property is zoned <br /> Agricultural (A) and is either vacant and wooded or occupied by a <br /> single family dwelling,~ <br /> <br />UTILITIES: The Health Department reports this lot is suitable for <br /> installation of a septic tank and drainfield system, and an. <br /> imdividual well. <br /> <br />DRAINAGE AND EROSION: This request will have no effect on off-site <br /> drainage or land erosion. <br /> <br />TRANSPORTATION AND TRAFFIC: This request will not effect the present <br /> traffic pattern in this area. <br /> <br />GENERAL PLAN: The General Plan indicates that this lot lies in an <br /> area designated for single family residential use. <br /> <br />STAFF ANALYSIS AND RECOMMENDATION: Staff notes that on August 14, 1974 <br /> t~e Bo~ of Supervisors denied a request for a Variance on Parcel <br /> 135-16 (1) Parcel 2-1 (see attached map). This request was denied <br /> because the properties in the general area where large and deep with <br /> no access to a public road. The Board suggested that the applicant <br /> (R.. Maxwell) contact adjacent property owners and present a tenta- <br /> tive plan and obtain Planning Commission approval for subdivision. <br /> To date, the Boards request has not been acted on. <br /> <br />The property of Mr. Walters lies between the above described proper- <br />ties and the closest public road, Point of Rocks Road. In this case, <br />as with Mr. Maxwell, because of the large number of land locked <br />parcels north of Mr. Walters property, Staff believes that planning <br />for lot and road layout for future development in this area must <br />be addressed at this time. <br /> <br />" (over) <br /> <br /> <br />
