Morrison <br /> <br />REQUEST: A Variance to locate a house on a parcel of land which <br /> has no public road frontage. <br /> <br />PROPOSED~USE: The applicant, has, purchased a dwelling which is located <br /> on land off of U.S. Route 60, and he plans to relocate it to <br /> the subject parcel. <br /> <br />TAX ~P ID~ENTIFICATION: Midlothian Magisterial District; Tax Map Sec. <br /> 18-7 (!), Parcel 2 (Sheet 8). <br /> <br />GENERAL LOCATION: This lot lies 230 feet off the west line of Buford <br /> Road measured from a point 188 feet north of its intersection with <br /> Dwayne Lane. <br /> <br />ACREAGE (SUBJECT P~RCEL): Approximately 1 acre. <br /> <br />EXISTING ZONING: Residential (R-15). <br /> <br />EXISTING LAND USE ('SUBJECT PARCEL): <br /> <br />frame garage and shed. <br /> <br />This parcel is occupied by a <br /> <br />ADJACENT AND AREA, 'ZONING AND LAND ~USE: Adjacent property is zoned <br /> Residential (R-15) and is either wooded and vacant or occupied <br /> by single family dwellings. <br /> <br />UTILITIES: The Health Department reports this parcel is suitable for <br /> inatallation of a septic tank and drainfield system. Public <br /> water will serve this property. <br /> <br />DRAINAGE AND EROSION: Construction will require measures to control <br /> off-site drainage and erosion. <br /> <br />TRANSPORTATION AND TRAFFIC: A 20 foot wide private road easement <br /> provides access to this parcel from Buford Road. <br /> <br />GENERAL PLAN: The General Plan indicates this property lies in an <br /> area designated for single family residential use. <br /> <br />STAFF ANALYSIS AND RECOMMEND'ATI'ON: Staff reviewed this request and <br /> visited the site.
