TB acres in <br /> area, zoned Agricultural (A) and is wooded and vacant, <br /> <br />ADJACENT AND AREAa ZONING AND LAND USE: Adjacent property is zoned <br /> Agricultural (A) except that to the south which is zoned Residential <br /> (E-7)o Adjacent property is occupied by a single family dwelling <br /> or remains wooded and vacant. <br /> <br />UTILITIES: Old Cominion Soil Consultants report this parcel is suitable <br /> for installation of a septic tank and drainfield system and an <br /> individual well. Howeverj because of the limited area.of useable <br /> soils~ this home site should be used as a three bedroom house. <br /> <br />DRAINAGE AND EROSION: Surface and roof water should be directed away <br /> from the drainfield areaj and the finished grade should not allow <br /> ponding of surface water n-ear the drainfieldo <br /> <br />TRANSPORTATION AND TRAFEIC: <br /> <br />new street. <br /> <br />This request requires the opening of a <br /> <br />GENERAL PLAN: This request lies in an area-designated for single family <br /> residential ~se. <br /> <br />STAFF ANALYSIS AND RECOMMENDATION: In this case, the applicant plans to <br /> build a single family dwelling on this lot. He states that access to <br /> Spruce Street will be over and across North Street which is an un- <br /> improved public'road. Staff reviewed the application and finds that <br /> due to soil conditions of this lot, no larger than a three bedroom <br /> dwelling should be located on this property. Staff visited the sit~ <br /> and finds that there are three families now using North Street for <br /> access to Spruce Avenue. <br /> <br />RECOMMEND APPROVAL OF THIS REQUEST SUBJECT TO THE FOLLOWING CONDITION$~ <br /> <br />A ~$ foot wide_public road easement, measured from the centerline <br />of North Street, be dedicated from Point A to Point B as shown <br />on the attached map.
