December 10, 1975 (B.S.) <br /> <br />CASE NUMBER: <br /> <br />75S210 <br /> <br /> APPLICANT: John F. Daffron, Jr. and Oliver D. Rudy <br /> <br /> RE'Q~JEST AND PROPOSED USE: The rezoning from Agricultural (A) to <br /> Convenience Business (B-I). It is the applicant's intent as <br /> noted on the site plan presented with the application to construct <br /> a one story Medical Office Building. <br /> <br />'GENERAL LOCATION AND TAX MAP IDENTIFICATION: The parcel is located <br /> north of Route 10, east and south of the Chesterfield County'Ad- <br /> ministrative complex. The proposed building would be construc- <br /> ted behind offices now occupied by the applicants' Tax <br /> Map Sec. 95-8 Parcel 15-1. ' <br /> <br />ACREAGE, EXISTING ZONING, EXISTING LAND USE (SUBJECT PARCEL): The <br /> parcel contains .69 acres, is currently zoned Agricultural (A) <br /> and is vacant and partially wooded. <br /> <br />ADJACENT AND AREA ZONING AND LAND USE: Adjacent property to the north <br /> east and west is zoned Agricultural (A), property to the south is <br /> zoned Convenience Business (B-I). The majority of adjacent pro- <br /> perty is occupied by offices and facilities serving the County <br /> Administration. Property to the south is occupied by a private <br /> office building. <br /> <br />~TILITIES:' SOIL' PROFILE~ DRAINAGE AND EROSION, REQUIRED OFF-SITE <br />E~SEMENTS: Information not available at the time of this writing. <br /> <br />PUBLIC FA~CILITiES: The proposed use should have no detrimental im- <br /> pact on either existing or future area public facilities. <br /> <br />'TRANSPORTATION AND TRAFFIC: It is intended that the proposed deve- <br /> lopment front a driveway to the rear of the parcel which prima- <br /> rily serves County Office. This driveway is not a state main- <br /> tained public road and care should be taken in establishing pro- <br /> per access on this driveway. <br /> <br />GENERAL PLAN: Public use for the area encompassing the parcel in <br /> question. <br /> <br />STAFF ANALYSIS AND RECOMMENDATION: After reviewing the application <br /> and plan presented therewith, Planning Staff is of the opinion <br /> that the rezoning requested would permit more i <br /> would appear to be the desire of the applicants~ten~eeuses than <br /> the proposed medical office buildi ....... ~ ~ .... '~ P ci~gally' <br /> n~ ~ ~ ce permitted in <br /> the Business Office (0) District. This "O" classification would <br /> restrict retail and other commercial uses which would be 'permitted <br /> in the requested B-1 but inappropriate at this location.. There- <br /> fore it would appear reasonable in light of all concerned to amend' <br /> this request for approval of Business Office (0) rezoning'as <br /> POsed to the Convenience Business (B-I) requested. <br /> <br /> Upon further review of the site plan and after inspecting the sight <br /> Planning Staff is generally of the opinion that the request parcel <br /> is too small for the size office building propose~Placing <br /> <br /> (over) <br /> <br /> <br />
