Bibb <br /> <br />~cember 10, 1975 (B.S.) <br /> <br />REQUEST AND 'PROPOSED USE: The rezoning from Community Business (B-2) <br /> to General Business (B-3). The purpose of this request is to maintain <br /> and operate a used car dealership. <br /> <br />GENERAL LOCATION AND TAX MAP IDENTIFICATION: The parcel fronts the west <br /> line of Jefferson Davis Highway, north of the intersection of Galena Road <br /> and Jefferson Davis. Tax Map Section 81-12 parcel 3 in Bermuda Magis- <br /> terial District. <br /> <br />'ACREAGE~ EXISTING ZONING AND EXISTING LAND USE (SUBJECT PARCEL): The par- <br /> cel contains approximately ~ acre, presently is zoned Community Business <br /> (B-2) and is vacant. <br /> <br />ADJACENT AND AREA ZONING ~ND LAND USE: Adjacent property to the north, <br /> south, and west is zoned Community Business (B-2) while property to the <br /> east across Jefferson Davis Highway is zoned General Business (B-3). <br /> The majority of adjacent and area property has been developed for various <br /> commercial uses. <br /> <br />UTI'LITIES~''SOIL PROFILE~ 'DRAINAGE AND EROSION~ REQUIRED OFF-SITE EASEMENTS: <br /> Information not available at the time of this writing. <br /> <br />PUBLIC FACILITIES: Development of the parcel for the proposed operation <br /> should offer no detrimental impact to either existing or future area <br /> public facilities. <br /> <br />TRANSPORTATION AND TRAFFIC: A commercial access permit will have to be ob- tained from the Va. Department of Highways and Transportation prior to be- <br /> . ginning operation. <br /> <br />~ENERAL PLAN: Commercial development of the area encompassing the parcel <br /> in question. <br /> <br />STAFF ANALYSIS AND RECOMMENDATION: Generally speaking, the commercial use <br /> proposed in this request is acceptable in the area. The applicant should <br /> be made aware, however, that requirements such as setbacks and paved <br /> parking will have to be met. At the Commission meeting the applicant <br /> was unsure as to his. ultimate desired use for the parcel.
