C .P .C. <br /> <br />APPLICANT: Richmond Cold Storage Company, Inc. <br /> <br />REQI~ST: Rezoning from Agricultural (A) to General Industrial (M-2). <br /> <br />PROPOSED USE: Refrigerated warehouse including meat packaging and <br /> ice making facilities. <br /> <br />TAX MAP IDENTIFICATION: Bermuda Magisterial District, Tax Map <br /> Section 116-8 (1), Parcels 5, 8, 11, 12, and 13; 117-5 (1) <br /> Parcels 1 and 2; 117-9 (1) Parcel 3 (Sheets 32 & 33). <br /> <br />GENERAL LOCATION: The parcel fronts the north line of Route 10 and <br /> extends northwardly along the eastern line of the Seaboard Coast- <br /> line Railway, northeast of the intersection of Route 10 and Old <br /> Stage Road. <br /> <br />ACREAGE (SUBJECT PARCEL): 171.6 acres. <br /> <br />EXISTING ZONING: Agricultural (A). <br /> <br />EXISTING LAND USE (SUBJECT PARCEL): For the most part the parcel re- <br /> mains vacant and wooded; however, a large portion of the property <br /> is under agricultural cultivation. An existing brick farm house <br /> also occupies the parcel. <br /> <br />ADJACENT AND AREA~ ZONING AND LAND USE: The majority of adjacent pro- <br /> perty is zoned agricultural (A) with the exception of property to <br /> the south across Route 10 which is zoned General Industrial (M-2) <br /> and property to the extreme northwest which is zoned General Business <br /> (B-3). Adjacent property along the Route 10 frontage remains either <br /> vacant and undeveloped or has been developed for various commercial <br /> and industrial uses. <br /> <br />UTILITIES: SOIL PROFILE, DRAINAGE AND EROSION, REQUIRED OFF-SITE EASEMENT: <br /> <br />Public water and sewer is available to the site and would be required <br />in ~he development of the parcel. The parcel contains well-drained <br />soils which are good for foundations, basements, and roadways. It is <br />noted that the soils are well suited for the use indicated. The par- <br />cel drains towards the James River and no particular drainage problems <br />are anticipated, although erosion control measures will have to be <br />implemented during construction. Off-site sewer and drainage easements <br />may be required. <br /> <br />PUBLIC FACILITIES: Rezoning and development of the parcel should have <br /> no detrimental impact on either existing or future area public faci- <br /> lities. However, it should be noted that increased industrial use <br /> in this area will necessitate expanding public facilities to assure <br /> adequate fire and police protection. <br /> <br />(over) <br /> <br /> <br />
